Passive House in New York City

"Passive House" is an important building standard that brings efficiency and comfort together.  New York City has a growing number of these new, state of the art buildings that save money and the climate. 

Also known as Passivehaus (this standard has German roots), several of the newest buildings came from this national database, Passive House Projects. This map is made by Green Map System's own local Green Map NYC project. We created our first Passive House Green Map in 2013, and in summer 2025, 50 buildings were added and/or updated by Simone Reckhaus, our intern from University of Bologna in Italy.

This landmarked townhouse was fully renovated to meet EnerPhit, the Passive House standard for renovations. Special attention was paid to the insulation and air sealing of the elevator and roof.

Developer Marshall Sohne created this new passive house multi-family / seven units building, which use a zero energy model, reducing energy consumption by up to 90%.The Columbia Waterfront condos were built using this model from the ground up.

The base of the building utilizes brick, tying it into the surrounding neighborhood. The top floors of the building break from the contextual base in form and material. The corrugated metal saw tooth roofline is a response to the environment, bringing in soft, northern light while providing roof area for a Photovoltaic array of solar panels. The top floor is connected to a roof garden filled with native plants. The result is a light-filled, dynamic space that is shaped by its relationship to daylight and connections to the exterior.

Is a 4-story market-rate residential building, offers 8 spacious market-rate apartment units to Brooklyn’s Stuvyesant Heights neighborhood. Paul A. Castrucci Architects handled the energy modeling internally and equipped the building with a large solar array and ERV system, utilizing passive solar and ventilation techniques to achieve an estimated net-zero energy status.

The building is the first Passive Plus House built in the United States–included a rehabilitation of a townhouse built in the early 1900’s. The work respected the original historical architecture of the main building and restoration of the front façade, while adding a new third floor with a mansard.

Utilizing dense-packed cellulose and EIFS as the primary insulation layers, along with Intello membrane and Sto EmeraldCoat with ProClima tapes for air tightness & vapor control, the house recently blower-door tested at 0.95 ach50. Mechanicals consist of a 2-ton 3-zone Mitsubishi mini-split system and Zehnder CA350 energy recovery ventilation.
